To calculate the taxes prorated to the day of closing, use the tax figures available from the previous year.

Step 1: Take the Tax Amount and divide by 365 days to arrive at a Tax Amount Per Day.

Step 2: Calculate the number of days between the Closing Date and the first of the year (Jan 1).

Step 3: Multiply the Tax Amount Per Day times the Number of Days between Jan 1 and the Closing Date.

Example: The tax amount paid in the previous year was $1,000, and the closing date is June 30th. The tax amount per day is $1,000 divided by 365, which equals $2.74 per day. The amount of days between Jan 1st and Jun 30th is 180 days. The $2.74 amount of tax per day, times 180 days, equals $493.20. The seller would owe the buyer $493.20 at closing, which is done as a credit to the buyer. The buyer is then responsible for the full tax payment which will come due on January 1 of the next year.
